130 <br />Article 30-3: Zoning Districts <br />Section D: Residential Base Zoning Districts <br />Subsection 4: Military Base (MB__) ~~stri`~ <br />MILITARY BASE (MB) DISTRICT <br />The Military Base (MB) District is established and intended to identify those lands within the aty <br />conpining military installations under exclusive federal aurhoriry.The district accommodates a <br />wide range of uses and development directly related to the training, housing, and support of <br />military troops and related functions. If land within the MB district is declared surplus or <br />otherwise conveyed to private ownership in the future, the land should then be reclassified to <br />~nnrhar zonine district in accordance with the Provisions of this Ordinance (See Section 30- <br />No dimensional standards apply in the MB district, though military facilities are encouraged to provide a building setback from any base <br />perimeter abutdng asingle-family residential zoning district equal to at least the minimum setback applicable on the other side of the <br />perimeter. ® ® e <br />Uses vrirhin the MB district shall be exempt from the standards in this UDO. <br />1. GENERAL PURPOSES <br />The residential base zoning districts established in this section are intended to provide a comfortable, healthy, safe, <br />and pleasant environment in which to I'rre and recreate. More specifically, they are intended to: <br />(a) objectivesP and poi cliesl of the 2030sJoint Growth VI sonePlan, the Cumberland County LandtUse Plan, <br />functional plans, and applicable small area plans. <br />(b) Eesidenu from the negati ve,effectsnof no se,cexcesa ve population density, traffic eongesg(on afiood ng, <br />and other significant adverse environmental impacts; <br />(c) Protect residential areas from fires, explosions, toxic fumes and substances, and other public safety <br />hazards; <br />(d) Provide for residential housing choice, affordability, and diversity with varying housing densities, types, <br />and designs, including accessory dwelling uniu; <br />(e) Provide for safe and efficient vehicular access and circulation and promote bicycle-, pedestrian-, and <br />transit-friendly neighborhoods; <br />(f) Provide for public services and facilities needed to serve residential areas and accommodate public and <br />semi-public land uses that complement residential development or require a residential environment <br />while protecting residential areas from incompatible nonresidential development; <br />(g) Create neighborhoods and preserve existing community character while accommodating new infill <br />development and redevelopment consistent with the cites goals and objectives; and <br />Unified Development Ordinance- Module Two Public Review Draft (REVISED) <br />page 3.7 <br />The city shall forward all map amenamenc h ec~~ ~~~ psi err°----- <br />federal a¢ency for review and comment as part of the appliration review process. <br />
