site area. Construction of the transfer station will require extensive site grading and grade changes, <br />including several feet of balanced cut and fill to establish construction grades. <br />Using the North Carolina Floodplain Mapping Program website mapping, it has been determined <br />that the site will not encroach on any floodplains. See Exhibit D for a copy of this mapping. <br />3.2 Soils <br />According to information provided by the Orange County Planning Department and the United <br />States Department of Agriculture's Web Soil Survey of Orange County, North Carolina, the site <br />location is comprised of the soils summarized in Table 1 below and shown in Exhibit E. <br />3.3 Land Use <br />The site is referred to as the "Paydarfar Site" after the previous owner of the property. The 10 -acre <br />site is bordered on the north, south, and west by property also owned by Orange County. The <br />Eubanks landfill is located immediately to the south. To the west and north is a large, mostly <br />wooded, 69 -acre tract with some fields and meadowlands. This tract is designated for future <br />development as a County park, largely to be used as a soccer complex. A brick house, garage, and <br />several outbuildings are located on the eastern portion of the property which are planned to be <br />leased for residency until the park is developed. The land to the east, between the site and <br />Millhouse Road, consists of two approximate 2 -acre parcels owned by the Town of Chapel Hill. A <br />residence is located on the northern end of the northernmost of the two parcels, near the bend in <br />Millhouse Road. <br />The general nature of the surrounding area is rural with most of the land being wooded with <br />limited areas used for farming or meadows. Several residences are located along Millhouse Road <br />to the north of the site. Spence's farm, an after - school and mini -camp facility for children and the <br />Emerson Waldorf School are located about 0.6 -mile north of the Paydarfar site.
