28 <br />PROPOSED <br />ARTICLE 4 <br />4.2.28 <br />a) Intent <br />12/8/83 <br />12/12/83 <br />It is the intent of Orange County to protect and enhance those natural <br />and envirogmental features which constitute important physical, aesthetic, <br />recreationdl and economic assets through the provision of-special controls <br />on public and private development along major transportation corridors. <br />Major trap portation corridors serve a key function in the orderly development, <br />of an area as major traffic movers, as well as serve as entrances to Orange <br />County fron outside the area. These corridors and the character of, the <br />developmen which occurs along them establish for visitors and residents <br />alike an i dicator of the .quslity of life in the County, as well as the <br />efficiency nd safety of traffic movement through the area. In addition, the <br />ability of � afferent areas of the County to attract and accommodate different <br />types of development often depends on the capacity of the thoroughfare system <br />and the ehapecter and quality of development along major corridors. <br />The Major Transportation Corridor district is'intended to enhance the <br />attractiveness and orderly development of land adjacent to major transportation <br />facilities hrough the provision of a set of development standards and, <br />regulations for application to public and private development of land adjacent <br />to these corridors. The major transportation corridors include the interstate <br />system and isjor arterials as designated in the Orange County Land Use Plan. <br />b) ApplicatibnlCriteria <br />The Major Tcensportation.Corridor (MTC) district is.established as a district <br />which overl ye other zoning districts established in this Ordinance. The <br />tny new use of land or any new structure within the MTC district shall comply <br />with use re ulations applicable to.the underlying zoning district as well as <br />the requiregents• off the MTC district. <br />1.. This d4trict shall be applied along any interstate highway in the County. <br />2. This district may be applied along any major thoroughfare designated <br />r as an aFterial in the Orange County Land Use Plan including, but not <br />limitedito, U5 70, NC-86, NC 54, NC 57 and Old NC 86 (SR 1009). <br />3. The min mum length of the district shall be a continuous distance alohg <br />the thoroughfare within the County's jurisdiction and outside of the <br />extraterritorial planning jurisdictions of the Towns of Nillaborough, <br />Chapel till, Mebane and Carrboro. <br />036 <br />
