Some Board members indicated support for the proposed amendment while indicating
that they did not believe there was anything from an aesthetic point of view to preserve
within the Old NC Highway 86 corridor given recent construction activities within the area.
4. There was general concern over the potential impact any reduction in required
landscaping might have on stormwater runoff within the area.
The Planning Board voted unanimously to recommend approval of the amendment as
presented by staff.
FINANCIAL IMPACT: This request has been reviewed by various County departments who
have determined the approval of the request will not create the need for additional funding for
the provision of County services.
ADMINISTRATION RECOMMENDATION: The Administration recommends the BOCC take
the following actions:
1. Receive the Planning Board recommendation,
2. Deliberate further on the proposed amendment,
3. Close the public hearing, and
4. Approve the proposed zoning ordinance amendment allowing for a reduction of required
landscaping and buffer yards within the Hillsborough Economic Development District in
instances where an applicant proposes the adaptive reuse of an existing single-family
residential structure as a professional office space.
