The following is a summary of meeting from wriffen <br />notes and sfat~ <br />AGENDA ITEM 13: ZONING ORDINANCE AMENDMENTS: REVIEW OF ZONING ORDINANCE AMENDMENTS, <br />SPECIFICALLY TO THE ECONOMIC DEVELOPMENT DESIGN MANUAL, TO REVISE EXISTING BUFFER REGULATIONS, <br />To consider a recommendation to the BOCC regarding the rezoning request heard at the <br />• November 24, QPH. <br />Presented by: Michael Harvey, Planner II <br />Michael Harvey reviewed the abstract for this item as follows: <br />PURPOSE: To continue review of a staff inflated Zoning text amendment to modify existing landscape buffer <br />regulations contained within Section 6.29.3a of the Orange County Zoning Ordinance. <br />BACKGROUND: Within the Hillsborough Economic Development District there are numerous propetties along the <br />Old NC Highway 86 corridor with single-family residential structures located upon them. These lots are, for the most <br />part, have approximately one hundred (100) feet of road frontage along Old NC Highway 86, are typicallytwenty-five <br />thousand (25,000) to thirty-five thousand (35,000) square feet in area, and are still utilized to support single-family <br />residential land uses. <br />Over the years, the Planning Department has received numerous requests to locate professional offices within these <br />existing structures. Unfortunatery, the existing landscaping regulations/standards made the adaptive reuse of the <br />existing single-family residential stn~ctures impractical as the typical buffer requirements for these properties would <br />be: <br />
