STRATEGIC GROWTH AND RESOURCE CONSERVATION PROGRAM <br />Final (8.7.2009) <br />3. A wetland; <br />4. A Natural Heritage Inventory site; <br />5. A Prime Rated Forest Habitat area; or, <br />6. A Wildlife Corridor area. <br />(See map in Figure 2 -5 below illustrating the application of these area designation <br />criteria.) <br />Growth Area Eligibility. All Growth Area properties that are not subject to a <br />conservation easement, deed restriction or other enforceable agreement prohibiting <br />development are eligible to participate in the SGRC Program. <br />Designated Conservation Areas. All land within County land regulatory jurisdiction that <br />is not designated as Growth Area is designated as Conservation Area. <br />Conservation Area Eligibility. Not all properties within the designated Conservation <br />Areas are eligible to participate in the SGRC Program. Eligibility criteria are: <br />a. Must have unused development potential based on current land development <br />regulations and absence of any deed restrictions or conservation easements. <br />b. Must meet at least one of the following additional criteria: <br />L Is 50 acres or larger <br />ii. Is adjacent to a publicly -owned park designated primarily for natural habitat <br />preservation or passive recreation, or to a privately -owned property under a <br />permanent conservation easement; <br />iii. Is enrolled in the state's use value tax assessment program; <br />iv. Contains a National Historic Register site or structure. <br />v. Is in a Water Supply Watershed designated Critical Area; <br />vi. Contains land that is within 150 feet of the main body or perennial stream of <br />a river; <br />vii. Contains a wetland; <br />viii. Contains a Natural Heritage Inventory site; <br />ix. Contains a Prime Rated Forest Habitat area; or, <br />x. Contains a Wildlife Corridor area; <br />c. Owners of properties smaller than 50 acres may agree to bundle their acreage <br />to meet that criteria, provided that all properties in the bundle meet the criteria <br />for unused development potential. <br />(See map in Figure 2 -5 illustrating the application of these area designation and <br />property eligibility criteria.) <br />ORANGE COUNTY.
