~2a <br />Mr. Edwards stated that the final plat would reflect any topographical <br />problems. Commissioner Pinney seconded Mr. Walker's motion. <br />The Chairman called for a vote on the motion, and all members of the <br />Board voted aye. The motion was declared passed. <br />K. Clyde Bowden: This plan proposes the division of a parcel into <br />twenty-three, two acre lots served by a public road. There is an existing <br />mobile home park an a portion of the land. Mr. Edwards stated that this <br />land was located near Grampian Hills in Chapel Hill Township. The portion <br />of the land, where the mobile home park is located will eventually need <br />rezoning. A final survey will reflect the exact location of a gulley. <br />Commissioner Gustaveson moved that the preliminary plat for Clyde <br />Bowden be approved. Commissioner Walker seconded the motion. <br />Voting aye were Commissioner Gustaveson, Pinney, Walker, and Whitted. <br />Voting nay was Commissioner Willhoit. The motion was declared passed. <br />M. Sedgefield Farms: This plan proposes the creation of 174 lots of <br />one acre each to be served by a public road. An 8.5 acre club site for <br />the people of the subdivision is provided. The location of this land is <br />between Weaver Dairy Road and Whitfield Road. This plan has been sub- <br />mitted to Chapel Hill for comment and the only recommendation was for a <br />redesign of the roads to curve the cul-de-sac. One major change made to <br />Sedgefield Road was to add an intersection and curve. Huntington Road <br />was closed and a cul-de-sac added. <br />Mr. Edwards stated that one of the proposal for I-40 will go through <br />this subdivision. <br />Commissioner Gustaveson stated that some notation should be made in <br />the Contract stating the responsibilities of the developer and the buyer. <br />The Planning Board approved this plat subject to fire jydrant tap ons. <br />Another condition was that any sewer and drainage easement be indicated <br />on the final plat, accordin g to Mr. Edwards. <br />He stated that another concern of the Chapel Hill Planning Board <br />was the sewer easements. <br />Commissioner Willhoit asked how the drainage fields would be <br />arranged and what would keep the pond from becoming a cess pool. <br />Mr. Edwards stated that the pond was spring fed and that the pond <br />would not have enought drainage to make a difference. <br />Commissioner Gustaveson asked that future recommendations from <br />Chapel Hill or.Carrbora be put in writing. <br />Upon motion of Commissioner Finney, seconded by Commissioner <br />Gustaveson, it was moved and adopted to approve the preliminary plat <br />for Sedgefield Farms with the same conditions as set forth by the <br />Planning Board. A clear understanding of the responsibility of the <br />lot owners to the maintenance of the 8 acres and a stipulation of the <br />installation of the fire plugs. <br />If the I-40 alternate has not been decided by the final plat stage, <br />osme indication shculd be made to the Department of Transportation plans <br />for I-40. ~ <br />A. J. H. Pratt: This plat proposes the division of two, one-acre <br />lots out of a twenty acre tract with all lots fronting on SR #1719. <br />This land is located on Couch Road. The division is a one acre lot and <br />a 1.8 acre lot. <br />Upon motion of Commissioner Walker, seconded by Commissioner Pinney, <br />it was moved and adopted to approve the final plat for J. H, Pratt. <br />B. Clem Johnson (Cedar Ridge): This plat proposes the division of <br />two, five acre tracts from a seventy-one tract. A private road to be <br />constructed to Class C Standards provides access to 5R #1129. <br />Upon motion of Commissioner Pinney, seconded by Commissioner Walkex, <br />it was moved and adopted to approve the final plat of Clem Johnson. <br />C. E. C. Neville: This plat proposes the division of a thirty-two <br />acre parcel into six tracts each roughly five acres in size. Access to <br />
