Buildings within the O/A CU district shall comply with the following standards: <br />4 <br />5 1. Exterior walls shall be constructed of materials commonly used on the <br />6 exterior walls of single - family residences (such as brick, stone, wood or <br />7 fabricated residential lap siding made of hardboard or vinyl). <br />8 <br />9 2. The pitch of the roof shall have a minimum vertical rise of one foot for every <br />10 two feet of horizontal run. <br />11 <br />12 3. Windows shall be of a type commonly used in single - family residences. <br />13 <br />14 SECTION 9. Section 15 -146 (Table of Permissible Uses) is amended by adding a new classification <br />15 33.000 entitled "Office /Assembly Planned Development" and by adding the following language across the <br />16 table opposite this use classifications: "Permissible only in Office/ Assembly Conditional Use Districts (see <br />17 Subsection 15- 136(11.) pursuant to a conditional use permit)." <br />18 <br />19 SECTION 10. The first sentence of Subsection 15- 325(1) is amended to read as follows: "Except <br />20 when the request is to rezone property to a conditional use district, the Board shall not consider any <br />21 representations made by the petitioner.that, if the change is granted, the. rezoned property will be used for <br />22 only one of the possible range of uses permitted in the requested classification." <br />23 <br />24 SECTION 11. The title of Part I of Article XI is amended to read "Non- Residential Performance <br />25 Standards," and Section 15 -161 is rewritten to read as follows: <br />26 <br />27 Section 15 -161 "Good Neighbor" Performance Standards for Non - Residential Uses <br />28 <br />29 The provisions of this part are designed to provide performance standards by which applications for <br />30 non - residential development will be evaluated by the town and by which the actual performance of those <br />31 operations and uses will be monitored by the town for compliance. The purposes of these performance <br />32 standards are to protect the town in general, and abutting and neighboring landowners in particular, from any <br />33 potential negative impacts that new nonresidential uses may have on the physical environment and on the <br />34 quality of life currently enjoyed by the residents of Carrboro's planning jurisdiction. <br />35 <br />36 SECTION 12.
