Personal or business services <br />2. Office <br />3. Private club <br />4. Restaurant <br />5. Artist studio <br />6. A maximum of 4 guestrooms for lodging <br />7. Medical clinic or facility <br />8. Retail sales, if in conjunction and on the same lot as a home <br />occupation <br />b. The development shall also contain a "single - family detached residential use <br />area" designed to provide for single - family detached homes in a residential <br />neighborhood environment. In approving a conditional use permit for a <br />Village Mixed Use Development, the Board may approve the following uses <br />not generally authorized in a single family detached residential area zoned R- <br />10, subject to such restrictions and conditions relating to locations, use <br />classifications, and other matters as the Board may provide: <br />Office, as an accessory use, or for not more than 2 full -time employee <br />equivalents. <br />C. In addition to other applicable use regulations as provided above, lots within the following <br />areas may not be used for the purposes indicated below: <br />(1) Storefront use areas: <br />a. auto related uses <br />b. drive -in or through windows <br />C. uses requiring loading or unloading during non - daylight hours. <br />(d) In approving a conditional use permit for a village mixed use development, the board of <br />aldermen shall ensure, by approval of a condition, phasing schedule, or otherwise, that the nonresidential <br />portions of the development are occupied only in accordance with a schedule that relates occupancy of such <br />nonresidential portions of the development to the completion of a specified percentage or specified number <br />of phases or sections of the residential portions of the development. The purpose and intent of this provision <br />is to ensure that the approval process for a village mixed use development is not used, intentionally or <br />unintentionally, to create nonresidential uses in areas generally zoned for residential uses except as part of an <br />integrated and well - planned primarily residential development. <br />(e) The open space provided within a village mixed use development pursuant to Section 15 -198 <br />shall include areas known as "village conservancy use areas " and "greens, parks, and squares." <br />...................................................................................................................... ............................... <br />Tage 11 of 33 <br />
