C.'DEnOF TRANSPORTATION <br />DIVISION OF HIGHWAYS' 7th'DIV <br />DISTRICT I - GRAHAM <br />FROM: ORANGE COUNTY PLANNING AND INSPECTIONS DEPARTMENT <br />TO: Mike Venable, NCDOT <br />We have received the attached plat/plan for consideration: <br />Project name: PD-3-98 Lawrence Park <br />Owner: Meadowmont Farms, LLC <br />Type: Planned Development Site Plan/Preliminary Subdivision Plan <br /># Lots/Units Proposed: * 237 in PD-H-R-3 and 4 in R-2 <br />Township: Eno Tax Map: 4 Block: Lots: 17 <br />Location: East side of Lawrence Road (SR 1710), between Interstate 815 and US Highway 70A <br />Project Summary: The total acreage of the tract is 85.57. Current zoning is R-1 w . ith a portion in the <br />Major Transportation Corridor. Adjacent land uses are single-family residential zoned R-1, R-2, and R-4, <br />and a church. The property is located in the Twenty-Year Transition Area. The rezoning request is for 2 <br />acres of R-2 (4 half-acre lots) adjacent to US 70A, and'a planned development 83.33 acres to be <br />-H-R-3 for 237 single - family lots (2.8 units per acre). Proposed open space acreage is <br />rezoned to PD I e <br />26.37 (31.6%) including 7.17 acres of improved recreation area. The average lot size is 7725 square <br />feet; the average house size will be approximately 1550 square feet. <br />The Proposed development will feature a system of new public roads with entrances on US 70A and <br />Lawrence Road, as well as a connection to Lori Drive. A traffic impact study has been submitted to <br />examine the need for improvements to existing roads -associated with the entrances. All of the new lots <br />will be served by public water and sewer from the Town of Hillsborough. This item is scheduled for the <br />August 24 public hearing. <br />Planning Department Comments: Thank you for your previous comments regarding the proposed <br />development. Enclosed is additional information on the right-of-way for Lori Drive. The 60-foot right-of- <br />way was created with the same plat as Lannie Drive (a.k.a. "Jay" Drive, SR 1831 .recorded in <br />Deeds for adjacent lots call to the edge of the right-of-way, not the center.
