179 <br />our subdivision plan. However, we reject the theory espoused in Mr. Dyer's letter that <br />additional parking for recreational facilities is necessitated by an urban design sub- <br />division. In fact, the plan of our community to have sidewalks on both sides of all <br />streets and the location of recreational facilities in various key centralized points within <br />the community is designed to facilitate pedestrian and bicycle traffic to these facilities <br />rather than promote automobile traffic. <br />B 6 — We understand that, due to the minor degree of variance at the inter- <br />sections noted, we will be able to construct these intersections as presently designed so <br />long as stopbars and 100' of centerline striping are provided at each side street inter- <br />section in order to delineate the intersection limits of those side streets. We also <br />understand that these stopbars and striping will be thermoplastic per NCDOT <br />standards. <br />B 7 — We acknowledge this comment and will provide the additional right- of-way <br />for these turnarounds. <br />B 8 — Storm drainage will be designed to NCDOT standards. <br />B 9 — All water and sewer taps within Lawrence Park will be made during initial <br />development and prior to paving. It is our understanding that, this being the case, <br />sewer may be installed under pavement in one lane of each of the roadways and water <br />must be placed behind the curb. We will comply with this restriction. <br />B 10 — We understand the need for temporary turnarounds during the phasing of <br />the project, and will coordinate those with NCDOT inspectors as the circumstances <br />arise. <br />B 11 — Both bus stops are located within property that is a part of the Lawrence <br />Park subdivision and, therefore, the granting of right-of-way and /or easements is not a <br />problem. Since this is a requirement placed on us by the county, we are not in a <br />position to respond 'to the question as to who will maintain the bus stops and the <br />shelters other than to say it will not be Lawrence Park. <br />B 12 — It is my understanding that you have had conversation with Slade McCalip <br />regarding the question of striping along Lawrence Road and U. S. 70, and that no <br />comment from us is required. <br />1 believe that this letter accurately reflects our conversation, however, if you are in <br />disagreement with any of the points or feel that additional clarification or elaboration is <br />required, I trust you will let me know at your earliest convenience. <br />
