179
our subdivision plan. However, we reject the theory espoused in Mr. Dyer's letter that
additional parking for recreational facilities is necessitated by an urban design sub-
division. In fact, the plan of our community to have sidewalks on both sides of all
streets and the location of recreational facilities in various key centralized points within
the community is designed to facilitate pedestrian and bicycle traffic to these facilities
rather than promote automobile traffic.
B 6 — We understand that, due to the minor degree of variance at the inter-
sections noted, we will be able to construct these intersections as presently designed so
long as stopbars and 100' of centerline striping are provided at each side street inter-
section in order to delineate the intersection limits of those side streets. We also
understand that these stopbars and striping will be thermoplastic per NCDOT
standards.
B 7 — We acknowledge this comment and will provide the additional right- of-way
for these turnarounds.
B 8 — Storm drainage will be designed to NCDOT standards.
B 9 — All water and sewer taps within Lawrence Park will be made during initial
development and prior to paving. It is our understanding that, this being the case,
sewer may be installed under pavement in one lane of each of the roadways and water
must be placed behind the curb. We will comply with this restriction.
B 10 — We understand the need for temporary turnarounds during the phasing of
the project, and will coordinate those with NCDOT inspectors as the circumstances
arise.
B 11 — Both bus stops are located within property that is a part of the Lawrence
Park subdivision and, therefore, the granting of right-of-way and /or easements is not a
problem. Since this is a requirement placed on us by the county, we are not in a
position to respond 'to the question as to who will maintain the bus stops and the
shelters other than to say it will not be Lawrence Park.
B 12 — It is my understanding that you have had conversation with Slade McCalip
regarding the question of striping along Lawrence Road and U. S. 70, and that no
comment from us is required.
1 believe that this letter accurately reflects our conversation, however, if you are in
disagreement with any of the points or feel that additional clarification or elaboration is
required, I trust you will let me know at your earliest convenience.
