156 <br />6.0 Site Access and Traffic Assignment <br />Access into the development will consist of one street onto US 70 Business and one <br />street onto Lawrence Road. Both streets are proposed to have full movement access. <br />The street on US 70 is proposed to be located approximately 1,450 feet from the <br />intersection (center line to center line), while the driveway on Lawrence Road would be <br />approximately 1,150 feet from the intersection. No other streets are located in the <br />vicinity of the US 70 access, while two residential streets are on Lawrence Road <br />opposite the proposed access: Washington Drive 500 feet to the north and Jefferson <br />Drive 600 feet to the south. Because of the spacing and the low traffic volumes on those <br />residential streets, no problems with left -turn conflicts are anticipated. <br />While two access points are adequate for a subdivision of this size, additional access <br />points were considered on both US 70 Business and on Lawrence Road, as well as at <br />other locations. Because of the nature of US 70 Business as a major thoroughfare and a <br />gateway to Hillsborough, as well as the fact that it is a proposed future divided facility, <br />only one access is recommended on this road. The only two potential locations for <br />access points on Lawrence Road would be to line up with existing roads. Jefferson <br />Drive has poor intersection alignment, and Washington Drive is located close to the crest <br />of a hill. Therefore, the proposed location between the two roads is preferred. <br />Extending access to Lori Drive on the south was considered. Access to this road does <br />not help overall access to the subdivision, since Jay Drive provides access only to <br />Lawrence Road. Further, such an extension would create traffic through an existing <br />community, which is different in density and character from the planned subdivision. <br />Additional access to the east using stub -outs was also considered. Because the property <br />to the east has access to Piney Grove Church Road, such access is not needed and is not <br />included in the site plan. <br />Based on the traffic distribution in Section 5.0, trips were assigned to the driveways and <br />to the adjacent roadway network intersections. <br />-12- <br />
