148 <br />3.0 Inventory <br />3.1 Study Area <br />The study area for this Traffic Impact Analysis (TIA) includes the following <br />intersections: <br />• US 70 Business and Lawrence Road (unsignalized) <br />• NC 86 and Old NC 10 (unsignalized) <br />• US 70 Bypass and US 70 Business (unsignalized)' <br />• Lawrence Road at Old NC 10 (unsignalized) <br />• US 70 Business Site Driveway (unsignalized) <br />• Lawrence Road Site Driveway (unsignalized) <br />The study area has been determined based on discussions with the Orange County <br />Transportation staff and review of existing traffic data and analyses. Figure 1 depicts the <br />study area and site location and Figure 2 depicts the proposed subdivision plan. <br />3.2 Existing Conditions <br />The proposed project property is currently used as pasture and is zoned presently as R -1. <br />The surrounding and nearby land uses are primarily low- density residential. <br />Development along US 70 Business in the vicinity of the site is single- family residential. <br />The Colonial Hills subdivision and Lawrence Road Baptist Church are located west of <br />Lawrence Road opposite the proposed subdivision. The area immediately to the south of <br />the proposed subdivision, off Jay Drive, consists of mobile homes on wooded lots. <br />Roads in the immediate vicinity of the site include US 70 Business, Lawrence Road, Old <br />NC 10, and NC 86. The existing roadway laneage is shown on Figure 3. <br />US 70 Business is a two -lane major thoroughfare in the project vicinity with an <br />estimated 1998 Average Daily Traffic (ADT) volume of 2,400 east of Lawrence Road. <br />US 70 Business serves as an east -west major thoroughfare in Orange County. In the <br />project vicinity, US 70 Business has a posted speed limit of 45 MPH, which is reduced <br />to 35 MPH just east of the project.
