1.0 Executive Summary <br />14 .5 <br />L <br />The proposed Lawrence Road subdivision development, is to be located on a 87.3-acre <br />site in the southeast quadrant of the intersection of Lawrence Road and US 70 Business <br />east of Hillsborough, North Carolina. The area is currently zoned R-1. The proposed <br />C) <br />development consists of 249 lots for single family homes, plus recreation and open space <br />to serve the development. As currently envisioned, the proposed development will be <br />completed (Vuilt-out) in 2003. <br />The Traffic Impact Analysis (TIA) has been accomplished to determine the future <br />impact of the development on the adjacent roadway network. The following is a <br />summary of the TIA findings. <br />® Access into the development will consist of one street along US 70 Business and <br />one street along Lawrence Road. Both streets are proposed to have full movement <br />access. <br />The unsignalized intersection of US 70 Business and Lawrence Road is currently <br />operating acceptably and will continue to operate at an acceptable Level-of-Service <br />(LOS) during 2003 with no roadway improvements. <br />The unsignalized intersection of NC 86 and Old NC 10 is currently operating <br />acceptably. This intersection will operate with long delays for the left turn <br />movement from Old NC 10 onto NC 86 in the AM peak-hour in 2003. Long delays <br />for left turns onto major thoroughfares and collectors are typical. This intersection <br />is projected to meet signal warrants in 2003. <br />■ The unsignalized intersection of US 70 Business and US 70 Bypass is currently <br />operating acceptably and will continue to operate at an acceptable Level-of-Service <br />(LOS) during 2003 with no roadway improvements. <br />- I - <br />
