CRAFT " <br />the intersection of Mebane Oaks Road (SR 1007) and Thom Road (SR <br />2145)Bradshaw Quarry Road (SR 1115). <br />The Preliminary Plan is shown as being partially situated in Alamance <br />County. The applicant's surveyor shows Lots 1-5 on the west side of Acorn <br />Knoll Drive as being split by the county line. This is based on the claim <br />that the line is that shown on the USGS 7.5 minute Saxapahaw Quadrangle. <br />The Plan shows the location of the County line to be some 1,500' to the east <br />of that shown on Orange County Tax Maps and verified by the Land <br />Records Office. The Orange County Board of Commissioners stands by <br />that claim. <br />The proposed subdivision is a total of 19.43 acres of which 14.81 a is <br />claimed to be in Bingham Township of Orange County (Tax Map No. <br />6.16..13A) and 3.19a is in Thompson Township of Alamance County (Tax <br />Parcel No. 9-35-9). Orange County Land Records show all of the proposed <br />subdivision as being in Orange County. <br />The plan consists of nine 1.3-acre lots and "Tract A," a 0.67+-acre parcel <br />and "Tract B," a 5.89+-acre pazcel. A and B aze conservation tracts <br />reserved as common azeas. <br />The azea in Orange County is designated asAgricultural-Residential in the <br />adopted Land Use Element of the Comprehensive Plan. Accordingly, it is <br />zoned ARCANE-PW}-Agricultural Residential (Cane Creek Protected <br />Watershed). The maximum permitted imperious surface (ISR) is six <br />percent. The portion in Alamance County is designated as Cane Creek <br />Watershed. The area is unzoned. <br />Surrounding land uses are pasture and single family residential. Adjoining <br />parcels in Orange County aze zoned AR Agricultural Residential. <br />Entrance to the proposed subdivision is in Orange County from the north <br />side of Thom Road (Bradshaw Quarry Road extended) via Acorn Knoll <br />Drive, a 900'+ cul de sac with a proposed 50' public right-of--way and an <br />18' public travelway. The Acom Knoll Drive entrance is 350' west of <br />Mebane Oaks Road. All nine lots shall be accessed from Aconn Knoll <br />Drive. No stub-out is recommended for the proposed subdivision. Lands to <br />the north are proposed to be reserved permanently as a common <br />conservation azea. <br />Following the flexible development option as presented in Section N-B-10 <br />of the Subdivision Regulations, 6.56a or 40% of the subdivision is proposed <br />as open space which will be reserved in the form of conservation easements <br />or restrictive covenants. These tracts will be owned by the Homeowners <br />Association. The purpose is to establish and preserve visual vegetative <br />buffers, in addition to those buffers (30') required along Mebane Oaks and <br />Bradshaw Quarry (extended as Thom Road to the Alamance County Line) <br />Roads as designated collectors in the Transportation Element of the <br />Comprehensive Plan. To the immediate north of Lots 5 & 6, a 5.89 acre <br />conservation area is reserved as common space. This area would be <br />available for recreational use by residents. <br />
