Hill - 968-4501 <br />PURPOSE: Consideration of the Preliminary Plan for Section Five of Village of the Oaks Major <br />Subdivision <br />BACKGROUND: The applicant proposes arsine-lot major subdivision in the northwest quadrant of the <br />intersection of Mebane Oaks Drive (SR 1007) and Thom Road (SR 2145)Bradshaw <br />Quarry Road (SR 1100). <br />The proposed subdivision encompasses a total of 19.43 acres in Bingham Township (Tax <br />Map No. 6.16..13A). The Preliminary Plan shows the proposed subdivision as straddling <br />the Orange/Alamance County Line. The applicant`s surveyor shows Lots 1-5 on the west <br />side of Acorn Knoll Drive as being split by the County Line. The Orange County Land <br />Records Office shows all of the proposed Subdivision as being in Orange County. <br />The plan consists of nine 1.3-acre lots and "Tract A," a 0.67±-acre parcel and "Tract B," <br />a 5.89±-acre pazcel. A and B are conservation tracts reserved as common areas. <br />The location of the proposed subdivision is designated asAgricultural-Residential in the <br />adopted Land Use Element of the Comprehensive Plan. Accordingly, it is zoned <br />ARCANE-PW}-Agricultural-Residential (Cane Creek Protected Watershed). The <br />maximum permitted impervious surface (ISR) is six percent. <br />
