The proposed PmIhnb y Plan and a draft copy of the restrictive covenants were <br />provided to the neighborhood contact by the developer prior to the niewft ] . <br />Cameron opened the mtetmg by briefly reviewing the history of the project. The Concept Plan <br />was approved by the Planning Board with the condition that the developer meet with neighbors to <br />discuss cow prior to submittal of the preliminary plan. <br />The surveyor, Michael Ban, presented the proposed Preliminary Plan by age <br />made following Concept Plan approval. The total number of lots shown on the preliminary is two <br />less than the Concept Plan. Two easements £or sewage disposal are proposed on common area. <br />To visual impacts, the applicant has proposed a berm and additional lemdscaping as well <br />as limits on clearing of existing trees. The restrictive covenants would be enforced by the <br />homeowners association through the use of assessments, etc. - <br />Ms. Quinn asked if the proposed lot aims would allow placement of a house, weH, and septic <br />system on each lot. <br />Mr. Barr reviewed the changes in lot Mmes required for approval by the Orange County Health <br />Departmem. He indicated that the lots adjacent to the stream are larger. On those lots, wells <br />would be located in the stremm buffer with the septic system and repair area is the from. <br />Wilson Lamb cqzessed a concern that the installation of septic limes would require removal of <br />trees <br />Mr. Barr esdmaW that less than 20% of each lot would be cleared for development. <br />Chris Lamb stated that the wooded character of the site will be lost and cited lot 16 as an <br />example. <br />Mr. Evans described the process of review by the Health Depar meets. He stated that all of the lots <br />had been approved for 3- bedroom houses which would require 300 feet of lateral line for sewage <br />disposaL He informed the group about chamber systems that require less area than conventional <br />septic *VW& <br />
