ANALYSIS <br />The 32 -page draft ordinance includes 26 additions and revisions to the town's Land Use <br />Ordinance. These sections address eight major issues identified in the plan: density, conservation <br />areas, conditional use districts, environmental protection, mitigation of nonresidential <br />development impacts, subdivision design in accordance with natural/significant features, design <br />guidelines, and advisory board representation by Transition Area residents. <br />As has been noted in earlier analyses, the policy origin for nearly all of the work items <br />and ordinance components can be clearly demonstrated. In a few cases, such as design <br />standards, the plan did not include specific design features or criteria. In these instances, the <br />ordinance drafting committee identified the design components or provisions that are included in <br />the ordinance, examples of which were provided by planning consultant, Randall Arendt, during <br />the facilitated meeting process. <br />Below, Table 1. presents the policy origin of NSA Ordinance provisions. <br />TABLE 1.
