6~8 before the effective date of such termination. 24) termination of Contract for Cause - IP through any cause the Local Government shall fail to fulfill in timely and proper manner its obligations under this Agreement, or if the Local Government shall violate any of the covenants or stipula- bans of this Agreement, the Planning Agency shall thereupon have the right to terminate this Agreement by giving written notice to the Local Government of such termination and specify- ing the effective date thereof at least 30 days before the effective date of such termination. Tn such event, all finished or unfinished documents, data, studies, surveys, drawings, maps, models, photographs, and reports prepared for the Local Govern- ment under this Agreement shall, at the option of the Planning Agency, become its property, and the Local Government shall be entitled to receive just and equitable compensation for any satisfactory work completed on such documents and other materials.
