All utility, stormwater, greenway and drainage easements and rights-of--way; <br />City/County ad valorem taxes for the current year, if any, not yet due and <br />payable; <br />4. Covenants, restrictions and- easements of record which are not otherwise <br />objected to by Grantee as set forth below; <br />5. Zoning and other applicable local, state and federal laws and regulations, <br />including, but not limited to the Waterstone Master Plan approved by the <br />Town of Hillsborough on March 8, 2004, as amended from time to time <br />thereafter ("Waterstone Master Plan"), including any requirements that the <br />Grantee subsequently obtain a special use permit required in order to develop <br />the Property in the matter contemplated. <br />. 6. The Declaration of Covenants, Conditions and Restrictions, Orange County <br />Campus, Durham Technical Commuxuty College Property, Waterstone <br />Project, Town of Hillsborough, Orange County, North Cazolina, recorded in <br />• Book 3721 at Page 515, Orange County Registry; and <br />7. Encroachments, overlaps, boundary disputes or other matters which would be <br />disclosed by an accurate survey of the Property. <br />• <br />
