372 <br />~. That the following Section: Numbered III-C-3 be added to the <br />Subdivision ordinance: <br />The requirement of a Preliminary Plan may be waived by the <br />Planning Department for a Minor Subdivision. In this case, the <br />information required on a Preliminary Plan shall be presented with <br />the Final Plat. <br />K. That the following Section be added to the Section of defini- <br />tions in the Subdivision Ordinance: <br />Minor Subdivision: A Subdivision which (a) abuts a state main- <br />tained road, requires no improvements to be installed by the -- <br />subdivider according to the provisions of this Ordinance, and <br />contains no more than one lot, or (b) abuts a private road <br />allowed in this Ordinance requires no improvements to be installed <br />by the subdivider according to the provisions of this Ordinance <br />and contains no more than one lot. <br />Private Road: A road or street that is not publicly dedicated. <br />L. That the following Section to be Numbered T22-E be added to <br />the Subdivision Ordinance: <br />Endorsements: Only the endorsements that apply to said plat may <br />be placed on the plat. All endorsements shall be placed on the <br />left hand side of the plat in a column or along the botton of the <br />plat. <br />M. That the following Section Numbered III-D-1 be added to the <br />Subdivision Ordinance: <br />III-E-l: "I hereby certify: (1) that streets and other improve- <br />ments have been installed in an acceptable manner and according <br />to Orange County specifications for this subdivision or, (2) that <br />a security bond in the amount of or, (3) case in the amount <br />of or, (4) a satisfactory, irrevocable letter of credit by <br />an approved institution and as approved by the Orange County <br />Attorney has been pasted with Orange County by the subdivider to <br />provide for completion of all required improvements in case of <br />default. All required improvements must be completed within 365 <br />days from date hereof." <br />Date <br />County Administrator <br />In cases where the subdivider can show that compliance with the <br />365. day time requirement would cause unnecessary hardship, ex- <br />tension of this time may be granted by the Orange County Commis- <br />sioners after review and recommendation by the Planning Board. <br />N. That the following Section Numbered IV-B-4-b be added to the <br />Subdivision Ordinance: <br />IV-B-4-b: Each lot shall abut a publicly dedicated street in <br />subdivisions approved with private roads. In the latter situation, <br />each lot must abut a private road or a state maintained road which <br />is shown on the approved plat and constructed pursuant to the stan- <br />dards set by Orange County. Each lot must abut the street or road <br />with a frontage of at least 20 feet. Except where reverse frontage <br />is required, double frontage lots shall be avoided. <br />O. That the fallowing Section Numbered IV-B-1-C be added to the <br />Subdivision Ordinance: <br />IV-B-1--C: Public dedicated streets shall meet the minimum con- <br />struction standards as adopted by the North Carolina Highway <br />Commission for acceptance of streets as additions to the State <br />I3ighway System but shall be nc less than the following: <br />F. That the following Section Numbered IV-B-1-d be added to the <br />Subdivision Ordinance: <br />
