PART X. That Article 11 Nonconformities be amended Section 11.9 Non-conforming Uses of <br />Major Structures, or Structures and Premises in Combination by adding a new <br />subsection (f) to read as follows: <br />f) Non-conforming buildings or uses or other development may not be enlarged <br />replaced, or rebuilt unless such enlargement or reconstruction is accomplished <br />conformin to the provisions of this Ordinance <br />Provided, however, nothing in this Ordinance shall prevent the repair reconstruction <br />or replacement of a building or structure existing on the effective date of this <br />Ordinance and located totally or partially within the floodway non-encroachment area <br />or stream setback, provided that the bulk of the building or structure below the <br />regulatory flood protection elevation in the floodway non-encroachment area or <br />stream setback is not increased and provided that such repair reconstruction or <br />replacement meets all of the other requirements of this Ordinance. <br />PART XI. That Article 14 Site Plan Approval Procedures Section 14.1 Intent to read as follows: <br />Section 14.1 INTENT <br />To establish a set of standards for site plan applications. <br />APPLICABILITY <br />As required by Article 21.4 of this Ordinance, a zoning compliance permit must <br />be issued before any new site development, building, structure, or vehicular use <br />area maybe erected, constructed or used. Site plan approval is required for a <br />zoning compliance permit with the following exceptions: <br />a. Single-family detached dwellings and duplexes, and accessory <br />structures to those residential uses; provided, however, when such uses <br />are located in the University Lake Watershed (ULW) District, site plan <br />approval shall be required. <br />b. Temporary uses which do not exceed thirty (30) days in duration; and <br />c. Interior renovation or repair of an existing structure, provided the use <br />of the lot and/or structure has not changed. <br />Site plan approval, as detailed herein, shall be required for all structures and <br />p_ roposed uses of property for all properties located within the Special Flood <br />Hazard Area Overlay District. <br />PART XII. That Article 14 Site Plan Approval Procedures Section 14.2 Professional Design and <br />Certification be amended to read as follows: <br />Section 14.2.1 PROFESSIONAL DESIGN AND CERTIFICATION <br />
