3.3 <br />Land Use <br />The site is referred to as "Site 056" and is composed of two parcels of land totaling approximately <br />149 acres. One of the parcels is approximately 142 acres and will be the location of the facility <br />building. The second parcel is approximately 7 acres and will contain the facility's access road to <br />NC Highway 54. The site is heavily wooded, undeveloped, and will be accessible from NC <br />Highway 54. The site is located to the north of NC Highway 54 and west of Berry Andrews Road. <br />The project vicinity is composed primarily of residential, open space, transportation corridors, and <br />commercial uses. <br />According to the information from Orange County regarding county zoning districts, the site is <br />located entirely within Orange County jurisdiction. Exhibit E is a map of the site's zoning within <br />the County. The. County's GIS identifies the proposed site and the surrounding areas adjacent and <br />near the site as zoned for agricultural and residential use with small parcels located to the south of <br />the project site along NC Highway 54 zoned for commercial use. <br />3.4 Wetlands <br />There are no mapped wetlands located directly within the project site according to the United <br />States Fish and Wildlife National Wetlands Inventory. There are several wetlands located in the <br />vicinity of the proposed project site.
