Come Into the Orange County Planning and <br />Zoning Office and ask to work with our ateft to complete <br />a Baseline Repport describing how many Conserve n <br />Area Points (CAPs) your props Is worth. Any portion <br />of your Orange County property~0 or more acres In <br />size in en e6glble Conservation Area can be conserved <br />with the SGRC program. SmaAer properties may also <br />be eAipible, and all eligible properties eam extra CAPs If <br />the property has wegands, drinking water supply, natural <br />habitat areas, ar meets other historic or environmental <br />criteria. <br />Step 2.Orange County will contact you when someone <br />interested In purchasing your CAPs has contacted ua. <br />We will put you in touch with the Growth Area property <br />owner to work out your own price for your CAPs. <br />Step 3.Once the devebpment process has been ap- <br />proved, the Growth Area property owner will pay you for <br />your CAPs; at that time, you will have to sign an agree- <br />ment toplace a conaervatlon easement on that portion <br />of your property that will remain undeveloped In perpetu- <br />ity. <br />Step 1. During the devebpment of your conceptual site <br />plan, our alaft will work with you to determine how many <br />residential units you can place onyour property with and <br />without ppurchasing Conservation Areas Points (CAPs) <br />from a Conservation Area, property owner perticlpagng in <br />the SGRC program. <br />Step 3. If you choose to use CAPS from the SGRC <br />progrem, we wIB contact property owners with CAPs to <br />sell.
