I <br />ORANGE COUNTY <br />BOARD OF COMMISSIONERS <br />ACTION AGENDA ITEM ABSTRACT <br />Meeting Date: December 11, 2008 <br />Action Agen a <br />Item No. <br />Guaranteed Maximum Price Contract Amendment #1 <br />SUBJECT: Hillsborough Commons <br />DEPARTMENT: Purchasing <br />PUBLIC HEARING: (YIN) No <br />ATTACHMENT(S): INFORMATION CONTACT: <br />Schedule of Values for Phase 1 Pam Jones, 919 - 245 -2652 <br />PURPOSE: To consider approval of Amendment #1 to a contract with Resolute Building <br />Company (RBC) for Phase I upfit of the space leased for the Department of Social Services <br />(DSS) at Hillsborough Commons. <br />BACKGROUND: On November 6, 2008, the Board awarded a contract for Construction <br />Manager at Risk (CMAR) services to Resolute Building Company (RBC), which included pre - <br />construction services in the amount of $6,500. This authorized RBC to work with the project <br />team on iterative pricing and value engineering exercises associated with the upfit of the leased <br />space. Through collaboration and consultation with the DSS staff, the Social Services Board <br />and as approved by the County Commissioners on December 1, 2008, the program has been <br />set. <br />In order to ensure the work continues during the Board's break until January 22, 2009, the <br />project has been segmented into phases, the first of which is included in this approval. Phase I <br />will include demolition, electrical service, and metal stud wall construction. <br />Over the next several weeks, the project team, consisting of County staff, Corley Redfoot Zack <br />Architects and RBC, will complete the balance of the upfit so a second amendment representing <br />the completion of the upfit can be presented to the Board in January 2009. <br />The project is scheduled to be completed in early- Summer 2009. <br />FINANCIAL IMPACT: The Guaranteed Maximum Price (GMP) for Phase I is $358,710. This <br />project is included in the proposed FY 2009 -2019 Capital Investment Plan at a total cost of <br />$3.719 million, which includes all upfit costs, design and County responsibility items, such as <br />furnishings and telephone equipment. <br />RECOMMENDATION(S): The Manager recommends the Board approve a Amendment #1 to a <br />contract with Resolute Building Company (RBC) for Phase I upfit of the space leased for the <br />Department of Social Services (DSS) at Hillsborough Commons in the amount of $358,710, <br />subject to final review and approval of the County Attorney; and authorize the Chair to sign on <br />behalf of the Board. <br />
