Install four (4) new floor joists below the dining room. Double the <br />existing joists. Note: Refer to Rehabilitation Specialist for replacement. <br />Nail the existing joists to the new floor joist. New floor joists to be <br />nailed through the new band. <br />9. Install a matching size back porch. A permit is required. Insta112x8 <br />floor joists and 2x10 band. All wood to be pressure treated lumber. <br />Porch floor to be tight against door sill. Install S/4" decking for <br />floor. Install flashing as necessary per code. Install steps per code. <br />( Refer to porch plan) Install 2x2 pickets and handrail around the <br />porch and steps. All work to pass Code. <br />Page 2 <br />10. Remove all decking boards from the front porch Remove all <br />necessary lumber from the deck seats to remove the decking <br />• boards. Install new 5/4" decking boards on the front porch, <br />Note: All joints to be staggered at least 32". Nail the new <br />decking boards using a # 10 galvanized decking nail. <br />Re-install all lumber removed to replace decking. (12' x 24'} <br />11. Remove the under-growth and existing lattice from the front porch. <br />Install new lattice in the following locations- end of porch, around <br />bottom section of front porch. Install all necessary trim to properly <br />attach new lattice. Install 2x4 against foundation to attach lattice. <br />Install pressure treated ground contact lumber along ground to <br />attach lattice. <br />12. Remove the existing handrails on the front porch steps. Install new <br />pressure treated handrails and 2x2 pickets to code. Note: New railings <br />to be secure. Install a 2x4 for the hand-grip section. Plane all rough <br />edges of the 2x4. Use nails and bolts shall be hot dipped galvanized. <br />13. Replace two damaged window sills. Refer to Rehabilitation Specialist <br />for location. Remove the window sill. Cut along where sill meets window <br />stool Use a reciprocating saw to cut sill away from side jambs and <br />under brick-molding. Cut new sill to size. Prime and paint the new <br />sill before installing. Install all necessary shims and install using <br />liquid nails. Caulk around window.stool, brick molding and under sill. <br />• Apply a 2°d coat of semi-gloss latex paint. <br /> <br />
