Blackwood (6.30B.p/o 13) 0.65 ac. <br /> TOTAL: 5.01 ac. <br />In December, 1995, a proposal to rezone a 4.71 acre lot within the White <br />Cross Rural Community Node from an Agricultural Residential Zoning <br />District to an Agricultural Services District triggered opposition from <br />surrounding property owners who opposed increasing commercial uses in <br />the area. Minutes from that meeting also indicate that "this area was <br />studied several years ago with other economic development districts <br />because it was reaching its maximum" (maximum allowed area zoned for <br />commercial uses). "The sentiment from the residents was that no changes <br />were wanted that would provide for more non-residential development. <br />Thus, that area was eliminated when proposed economic development <br />districts were recommended." The Planning Board recommended "the <br />establishment of a small area planning group to work with the property <br />owners and residents in and around the White Cross activity node to <br />prepare a land use plan for the node." <br />The Orange County Sheriffs Department commented that the Sheriffs <br />Department presently provides patrol services to the area and that office <br />sees no need for an increase in personnel or equipment to continue that <br />service (if the property is rezoned). <br />The Orange County Fire Marshall has commented that fire protection to the <br />property is provided by the White Cross Volunteer Fire Department and <br />emergency medical services are provided by Orange County Emergency <br />Management; that the impact on those emergency response agencies <br />cannot be determined until a specific development is proposed since <br />requirements for staff and equipment are based on quantity, size, type and <br />occupancy of buildings. <br />
