15 <br />STAFF NOTE: <br />DELETING THE CONSERVATION OPTION: <br />• Addresses the problems encountered with previous conservation option <br />developments in which open space was scattered along required setback areas <br />and open space areas were not wide enough to meet the desired objectives. <br />• With the exception of the estate option, addresses problems with enforcement of <br />conservation restrictions on privately owned open space. <br />• Addresses the problem with open space being privately owned and not usable for <br />passive recreation for the surrounding community. <br />• Removes open space from individual lots, thus eliminating the problem with not <br />enough space on a lot of minimum (40,000 square foot) lot size to site a <br />residence, accessory buildings and septic system and repair area. <br />g:\may599\flexdev. not15-13-99Uc1 <br />
