Existing and Proposed Conditions <br />Existing: <br />• Comprehensive Plan designation: twenty year transition; <br />• Current zoning: Rural Residential (R -1) <br />• Property is not located in a protected watershed. <br />• Adjacent land uses are residential, <br />• Adjacent zoning is R -1. <br />Proposed: <br />• New public road within the subdivision with access from <br />US 70A; <br />• Public water and sewer service from Town of Hillsborough (if application for <br />Lawrence Park Planned Development is approved.) <br />Development Process. Schedule. and Action <br />Planning Board: <br />• Concept plan approved April 1, 1998 (5 to 3 vote). Minutes from the April 1, <br />1998, Planning Board meeting are attached. <br />• Preliminary plan approved April 7,1999, (unanimous vote) subject to <br />conditions stated in the attached Resolution of Approval. <br />RECOMMENDATION: Administration recommendation: <br />• Denial of the Preliminary Plan for Lawrence Park Subdivision. <br />(20,000 square foot lot size does not meet minimum lot size requirements for <br />R -1 district.) <br />THE RESOLUTION OF DENIAL IS ON PAGE 3. <br />• Approval of the preliminary plat (subject to conditions in Resolution of <br />Approval on pages 4 - 6) if, and only if both the application for Lawrence <br />Park Planned Development and the application for the Zoning Atlas <br />Amendment for the 3.275 acres for the 7 lot subdivision are approved. <br />g:\ plandev \pd398 \lawpksub.abs \5- 26 -99\kl <br />
