IMPLICATIONS OF THE PROPOSED AMENDMENT <br />If the proposed amendment is approved, the applicant may submit a rezoning petition for a <br />residential zoning district with densities greater than one unit per acre. These districts range from a <br />low of R -2 (two units per acre) to R -13 (13 units per acre). <br />The most -dense existing zoning in County jurisdiction is an R -8 district at Timbers Mobile Home <br />Park. There are three R -5 subdivisions in County jurisdiction. <br />The proposed amendment will impact the existing Rural Industrial Activity Node focused on the <br />intersection of Coleman Loop Road and NC 86. A plan amendment aproved in January 1985 <br />extended the Ten -Year Transition area into the southwest quadrant of the Activity Node. <br />Approximately 85% of the 78 -acre lower tract (4.5.13.1 A) and 15% of the 313 -acre Apex Northwest <br />tract lies within this land use plan category. If approved, the amendment would result in the <br />possible extension of urban services, further eroding the Rural Industrial Activity Node. <br />Ultimately, the amendment may necessitate a change to the node to another, higher- intensity <br />classification such as Commercial Industrial Transition Activity Node. <br />E. AGENCY COMMENTS <br />Agency comment has been received from Orange County Sheriff. The Sheriff currently provides <br />patrol services to this area without difficulty, but states in his comments that "should the area be <br />developed with a large number of homes requiring services, we would need to have an increase in <br />personnel and equipment." <br />
