the tract. The trees on site are mixed hardwoods approximately 35 years old. The <br />surrounding property is also wooded. <br />Proposed: <br />Currently, the property derives its access from New Hope Church Road (SR <br />1723). A proposed public road, New Rise Court, to be constructed to NCDOT <br />standards, will provide access to the newly- created lots. All adjacent properties <br />are either developed or have existing access, thereby eliminating the need for <br />stubouts. <br />In order to meet regulation requirements, a 30 -foot type A landscape buffer is <br />proposed along New Hope Church Road. The type A buffer is composed of <br />deciduous and/or evergreen vegetation, forming semi - opaque intermittent visual <br />obstructions from the ground to a height of at least thirty (30) feet. <br />All lots will be served by individual wells and septic tanks. <br />Planning Board: On March 4, 1999, the Planning Board unanimously approved <br />the Concept Plan. <br />On May 5, 1999, the Planning Board unanimously recommended approval of the <br />Preliminary Plan for New Hope Rise Subdivision subject to the conditions <br />contained in the Resolution of Approval. <br />FINANCIAL IMPACT: Not applicable: A Fiscal Impact Analysis is not required on subdivisions of 10 <br />lots or less. <br />The Administration recommends approval of the Preliminary Plan for New Hope <br />Rise Subdivision per the Planning Board recommendation with the conditions <br />listed in the attached Resolution of Approval. <br />h:\abstract\newhopri.cc\5-17-99\ek <br />2 <br />2 <br />
