Schedule and Action <br />Planning Board: <br />• First Action: Concept Plan approved by the Planning Board (by a unanimous vote) <br />February 3, 1999, with the five following conditions: <br />1. Remove front and side yard setbacks from inclusion in the total open space area <br />and recalculate open space percentage; <br />2. Shorten the cul -de -sac by at least fifty (50) feet to minimize disturbance. <br />3. On the Preliminary Plan, indicate the stream buffers as required by Article 6.23 of <br />the Zoning Ordinance; <br />4. Access to all lots shall be limited to the new subdivision road; and <br />5. With the Preliminary Plan, submit draft forms of the homeowner's association <br />documents, road maintenance /access easement agreement, and restrictive <br />covenants or conservation easement which contain use and maintenance <br />provisions for open space and buffers.
