069 <br />Proposed Amendments to the <br />SUBDIVISION REGULATIONS, ORANGE COUNTY, N. C. <br />SECTION IV -13-10 FLEXIBLE DEVELOPMENT <br />Section D DEVELOPMENT STANDARDS <br />D.1 Estate Lot Option <br />A 150 foot buffer shall be provided along the frontage of all existing state <br />maintained roads adjacent to the subdivision boundaries. in areas of <br />dense mature forests existing vegetation may be used to fulfill the buffer <br />requirements. If additional planting is required, new plant materials that <br />satisfy the buffer requirements of Article IV -B -8 -e shall be installed and <br />maintained in accordance with provisions of Article IV- B -8 -f. <br />STAFF NOTE: <br />THESE AMENDMENTS ARE PROPOSED IN RESPONSE TO COMMENTS FROM THE MAY 24, 1999, <br />PUBLIC HEARING. COMMENTS WERE THAT THE ESTATE OPTION WILL NOT BE USED BECAUSE <br />THE 4.0 ACRE MINIMUM LOT SIZE WITH 50% OPEN SPACE REQUIREMENT IS TOO RESTRICTIVE <br />AND OFFERS NO INCENTIVE TO DEVELOP LAND USING THAT OPTION. <br />WITH A MINIMUM LOT SIZE OF 3.0 ACRES, THERE SHOULD BE NO PROBLEMS WITH LOCATING <br />SUITABLE SOILS ON EACH LOT FOR A CONVENTIONAL SEPTIC SYSTEM AND REPAIR AREA. <br />REQUIRED BUFFERS ADDRESS THE APPEARANCE OF THE SUBDIVISION WITH RESPECT TO <br />MAINTAINING RURAL CHARACTER ALONG COUNTY ROADS <br />g:l bdamend lflexdevlaugamend.doc\8- 12 -99Ud <br />
