• Permitted uses include agricultural activities, single family dwellings, duplexes on <br />026 twice the minimum lot size, and those uses which are supportive of residential <br />development such as fire stations, churches, utilities, etc. <br />Proposed: The proposed zoning lot meets the 2 -acre minimum lot size. A 12 percent (12 %) <br />impervious surface limitation for non - residential uses in the watershed will be imposed. BMP (Best <br />Management Practices) will not be allowed to satisfy watershed requirements. <br />• The proposed zoning for the 10.01a site is AS(LITTLE -PW) Agricultural Service (Little <br />River Protected Watershed). <br />• Minimum lot size is two acres. <br />• Permitted use includes rural non -farm, non - residential development which supports <br />the horticultural, silvicultural, and agricultural uses of AR districts. <br />• Public Hearing August 23, 1999: No decision is made on the proposed amendments by <br />either the Planning Board or the Board of County Commissioners at the public hearing. <br />• First Action: Planning Board Recommendation: The Planning Board has 75 days within <br />which to prepare and submit a recommendation to the Board of County Commissioners. Failure <br />of the Planning Board to submit a recommendation within the required time shall be considered <br />as a favorable recommendation. <br />• Final Action: Board of County Commissioners to consider amendments to the Orange <br />County Zoning Ordinance <br />RECOMMENDATIONS: <br />Zoning Officer Recommendation <br />The Zoning Officer recommends approval of the rezoning. <br />• The request complies with the provisions of the Comprehensive Plan. <br />• The proposal meets all dimensional requirements. <br />• Permitted uses listed for the.proposed AS district are appropriate to service the <br />surrounding agricultural uses.
