5/26/99 <br />~• Charlotte. -Mecklenburg County, NC (Linda Beverly, Charlotte- <br />Mecklenburg Planning Dept, (704) 336-5719) <br />Note: The policy is only for Charlotte and the unincorporated areas <br />of Mecklenburg County. <br />Methods of Acquiring Land: <br />• No mandatory dedication for open space with any <br />development <br />• Developers can elect in single family subdivisions to do <br />clustering that allows them to redraw the individual lots <br />with setting aside a minimum of 10% of the land as <br />open space. <br />• That space either is then maintained by a private <br />homeowners association, or is dedicated to the Parks <br />and Recreation department as a greenway. <br />• No incentive for developers to provide the land, but the <br />smaller lots makes it so they can position the lots on <br />better land <br />• Lot of greenways through the subdivision process <br />• Some bonds <br />• Purchase open space. Some negotiated dedication for. <br />tax credit <br />Focus of Acquisition: <br />• .Parks and Recreation has a greenway master plan. <br />• If a development comes into that area, the planner will <br />put them in contact with the Parks and Recreation <br />Department. <br />• The Parks and Recreation Department can also <br />purchase the land directly from the property-owner. <br />
