Corbin Downs Reference Sheet <br />Land' Use Mixes <br /> <br /> The Planned Unit Development provisions of the Hillsborough Zoning Ordinance require a <br /> mixture of uses in all PUDs. The ordinance recognizes six'general categories of uses, which are <br /> based on the categories in the EDD manual. These categories are: <br /> Single Family Detached Residential <br /> Multi-family <br /> Manufacturing <br />{~ Service <br /> Retail <br /> Wholesale <br /> All PUDs are required to have a single family component and at least two other categories. <br /> If a PUD contains three uses: each use shall occupy a minimum of 20% of the gross <br />roject <br />e of the <br />acrea <br /> p <br />g <br /> If a PUD contains four or more uses: each use shall occupy a minimum of 10% of the gross <br /> acreage of the project and <br /> no use may occupy more than 60% and <br /> no two uses combined shall occupy more than 80% of the <br /> gross acreage. <br /> Corbiu Downs Mixture of Uses* <br /> This mixture is based on the build-out schedule provided by the developer. For the pods shown <br /> as office & flex space, twenty percent of the building area and pod area was assumed to be <br /> manufacturing uses, twenty percent wholesale uses, and sixty percent service uses. <br /> Single Family 180 units 67.9 ac. 21% <br /> Multi-family 711 units 70.4 ac. 21% <br /> Manufacturing 160,000 sq.ft. approx. 15 ac. 4.5% <br /> Service 760,000 sq.ft. approx. 80.2 ac. 24% <br /> Retail 400,000 sq.ft. approx. 53.8 ac. 16% <br /> Wholesale 160,000 sq.ft. approx. 15 ac. 4.5% <br /> *Does not include road rights of way <br />
