CHAPTER 4-SPACE
The total amount of program space anticipated is 14,450 square
feet.
Meeting Four: After a brief presentation of findings the Committee discussed
Space Needs and verified the immediate space needs of their respective
Verification agencies and, to the best of their knowledge, the projections for
future needs. (See Table 2.)
Adjacencies Adjacency requirements were discussed and their importance as
it related to either a "centralized" or "decentralized" model.
Strong adjacency relationships are shown on Figure 11.
Land Pursuing both the "centralized" and "decentralized" concepts, the
Requirements land necessary to support the long term space requirements for
future growth in Orange County is a function of the height of the
facility. Figures 12, 13 and 14 illustrate the amount of land
required. A summary of land required is as follows.
Year 2020 -Single
Site Space Reqmnts 1 Story 2 Story 3 Story
318,841 s.f. 28 Acres 24 Acres 22 Acres
Massing Focusing on the amount of land required and possible
configurations of how agencies might be combined into a single
building, the Committee further debated the merits of a single
level structure versus amulti-level central facility. These aze
illustrated in Figures I b, 17 and 18.
Conciusion The meeting ended with .consensus to have Crrier-Fripp explore
in greater detail the costs associated with the projected future
space requirements and develop further the two concepts
presented; the single and three level concepts indicating each
concept's ability to be expanded for future growth.
NOTE: Meeting handouts are attached as Tables 1-3 and Figures 11-18
respectively.
4-2
