Legal Description <br /> PURPOSE: To hold a public hearing in order to receive public comments concerning a petition <br /> to rezone portions of a parcel of property located at 214 Phelps Road (TMBL 2.46..40H / PIN <br /> 9866-58-5983). <br /> The property in question is approximately four and a half (4 '/2) acres in area. It is located within <br /> the Cedar Grove Township and: <br /> 1. A 46,500 square foot portion of the property is zoned Existing Commercial Five (EC-5), <br /> 2. The remaining acreage is zoned Agricultural Residential (AR), and <br /> 3. The entire property is within the Little River Protected Watershed Overlay Zoning District, <br /> The property is designated as being within the Agricultural Residential land use category as <br /> detailed within the Comprehensive Plan. Please refer to Attachment Two (2) for a map of the <br /> property. <br /> PETITION REQUEST: The submitted request proposes to: <br /> a. Rezone a 46,500 square foot portion of property from Existing Commercial Five (EC- <br /> 5) to Agricultural Residential (AR), and <br /> b. Rezone a 46,500 square foot portion of property, currently utilized to support a <br /> commercial landscaping operation, from AR to EC-5 <br /> The request is being made in order for the existing commercial landscape operation to be located <br /> within the appropriate non-residential zoning designation. <br />
