2 <br /> development. This acreage limit includes the existing Whispering Pines single-family residential <br /> subdivision in its entirety, which encompasses 54 acres. Undeveloped lots within the <br /> subdivision may be developed at the current density, as platted. However, new residential <br /> development within the Mixed Use area shall be developed at or above the minimum density of <br /> six (6) units per acre. This allows approximately 21 acres within the Eno Mixed Use area for <br /> new residential development. In addition, staff recommends new residential development <br /> constructed above non-residential uses (i.e., in a multi-story building) shall not count toward the <br /> 25% acreage limit within the district. <br /> On September 29, 2008 the Eno EDD Task Force met to discuss the residential limits within the <br /> Mixed Use district. Task force members concurred with staffs recommendation of limiting the <br /> acreage for new residential development to 25% of the total land area within the Mixed Use <br /> district. In addition, the task force agreed with the added provision of allowing residential units <br /> constructed above non-residential uses to not count toward the 25% residential acreage limit. <br /> This item was heard at the November 24, 2008 Quarterly Public Hearing. The BOCC voted to <br /> refer this item to the Planning Board for its review and recommendation. <br /> FINANCIAL IMPACT: There is no direct economic impact. Staff time has been accounted for <br /> in the departmental budget. <br /> PLANNING BOARD RECOMMENDATION: The Planning Board voted unanimously at its <br /> January 14, 2009 meeting to recommend approval of the proposed amendment. <br /> RECOMMENDATION(S): The Administration recommends the Board: <br /> 1. Receive the Planning Board recommendation, and <br /> 2. Approve the Small Area Plan amendment as shown in Attachment 2. <br />
