Policy Consideration - Subdivision Regulations <br />Section III Application/Approval Procedures <br />Presentation by Mary Scearbo. <br />On January 3, 1989, the Sward of County <br />Commissioners approved a major amendment to <br />the Subdivision Regulations involving plat <br />specifications and approval procedures. The <br />change will go into effect on February 1, <br />1989. Under the new provisions, major <br />subdivisions will require Concept Plan <br />approval by the Planning Board prior to <br />submittal of a Preliminary Plat and the Final <br />Plat will be approved administratively. Under <br />the existing provisions, a sketch plan is <br />approved administratively and the Final Plat <br />is approved by the Planning Board. <br />The Planning Department recommends that a <br />policy be established regarding the handling <br />of those projects which are already in <br />• progress. It is the desire of the Planning <br />Department to minimize and avoid any <br />disruption to those projects which have <br />already received some form of approval. <br />The Planning Department recommends that those <br />Sketch Plans, Prelf~ninary Plans and Final <br />Plats in various stages of the approval <br />process be handled in the following manner: <br />Sketch Plan Approval <br />A Concept Plan will not be required where <br />there is already an approved Sketch Elan. <br />This would apply to all Sketch Plans approved <br />since February 1, 1988 (sketch plena are valid <br />for one year). After February 1, any <br />modification of an existing Skstch Plan would <br />requite Concept Plan submittal. However, the <br />preliminary plat would be subject to the <br />revised apecificatioas. <br />Pending Preliminary Plats <br />(with Planning Board Approval <br />• <br />
