The sabdivision <br />was developed in phases, with Phases I-III having <br />received preliminary and final approval. Lots in <br />each of the first three phases ranged from 40.000 <br />to 44.000 square feet in area. <br />Phase IV of hel-Oaks i6 a six-lot subdivision <br />located adjacent to a street extending eastward <br />from Phase II. The property is located in the <br />Rural Buffer which presently requires a twa-acre <br />minimum lot size. Lot sines proposed in the <br />subdivision average slightly over 40.000 square <br />feet in size. The Planning Board recommended <br />approval of the six-lot design since sketch plan <br />approval had been given prior to August 5, 1986. <br />the date of adoption of the JPA Land Use Plan. <br />and compliance with the two-acre requirement <br />would result in differing lot sizes with~.n the <br />• <br />
